How We Cleanup Flooding Damage
Some companies offer flood damage restoration services but they aren’t even certified to do so. It isn’t illegal, but it certainly isn’t a good idea to hire a company that hasn’t spent the resources to make sure their technicians are certified in the art and science of water mitigation services. Removing moisture and drying out a structure aren’t easy, and the reality is if people think it’s just a matter of using some vacuums and fans they’ll be in for a rude awakening a couple of weeks later when they start noticing black mold. Unlike some flooding restoration companies, we always follow industry-approved methods and never cut corners. Here is what the process looks like:
When you call a crew is dispatched immediately. Once we arrive, the first thing we do is scope the project in its entirety. This includes taking moisture readings through the area to know what’s wet, taking measurements of the effected area, and then laying out what needs to be done and providing you an estimate for the completion of the work. We can answer any questions you have at that time and make sure you have a firm understanding for what needs to be done and what we can do to help you get back on your feet.
Pack-out & Salvage Contents
Once you allow us to get started, the most immediate step is saving what we can and removing soaked items. If there is furniture that is in danger of getting wet, we move it to a safe place. For wet items, many can be dried in your home, but for some items we will safely take them to a facility where they can be dried by expert restoration specialists.
Extract Flood Water
Assuming it’s safe to start our equipment, we can begin the process in earnest by extracting the surface water and pumping it into the street. In the event the water is contaminated, we may attempt to remove it by sending it down your home’s sewer pipes or collecting and properly disposing it at a water treatment facility. We have specialized equipment that can remove most moisture within minutes, whether it’s in an unfinished basement, on wet carpets, or even hardwood flooring.
Did you know that when moisture levels are elevated, it only takes mold less than 2 days to thrive? Unfortunately, dry times usually last longer than that, so in order to prevent mold while we remove the elements necessary for its growth (moisture!), we apply an anti-fungal spray that inhibits mold growth and gives us time to get your home dry and stop black mold for good!
Dry-out Wet Areas
We have a warehouse full of the most advanced drying equipment in the industry. Whether it’s drying out wall cavities without having to remove the drywall, or extracting moisture from wood floors and the subfloor beneath it, we can safely extract the remaining moisture and collect that moisture in our industrial sized dehumidifiers. We boast some of the fastest drying times in the industry!
The reconstruction, or build-back, phase is when we repair any areas that wore torn out in order to effectively dry the structure. In some cases, things can not be salvaged and they are removed. Once moisture readings confirm the property is dry, we work to make sure the home is returned to the same condition it was in before the flooding damaged occurred. Depending on the severity of the damage, this can take anywhere from a couple of days to several weeks.
Mold Growth After Flooding
It’s not uncommon for people to leave for vacation, have a flood occur while they are gone and come home to not only a wet home but a home with black mold growth. Within our industry, mold is enemy #1 and it’s why we make sure our technicians are not only certified as water damage restoration technicians but also mold remediation experts.
Even small amounts of excess moisture can be enough for mold to take root. It’s why so often people that attempt to cleanup flooding on their own usually notice black mold later. Not finding hidden moisture spots, or not properly drying those areas, will ultimately provide the perfect environment for black mold to grow. Over the past couple of decades, the notion of indoor environmental health has become an important topic, and toxic mold has been at the forefront of that conversation. And rightly so. Below are just some of the effects it can have on humans:
We guarantee your property will be safe from harmful levels of mold once we’ve completed our flooding damage cleanup service. While many restoration companies won’t honor any type of service guarantees, we understand that when it comes to a traumatic situation like a flooded home, you need assurances. And when you’re talking about water intrusions, the greatest threat is that it was spawn black mold and you’ll end up with a home that is unsafe to be in. It’s why we guarantee your home will pass any 3rd party mold tests you performed by a certified environmental hygienist.
Flood Cleanup FAQs
When you’re dealing flooding, you have a lot of questions and it can feel like answers aren’t readily available. We try to provide as much information as we can through our web site, but we realize we can’t answer every question you have in a timely manner through the Internet. So give us a call at anytime and we would be happy to answer what questions you have.
How long does it take to get my house back to it was before?
On average, it takes about 3.5 days to dry out a flooded home. If there is a significant amount of damage that occurred and there are areas of your home that must be rebuilt, that portion can take several days or even weeks to complete.
Will my insurance cover the flooding damage?
If you have both homeowners insurance and flood insurance, you should be covered. If you only have homeowners insurance, the source of the water would need to be within your home in order for you to be able to file a successful claim. If the damage was caused by outside water such as rain water or storm surge, that would be covered under flood insurance.
What is the average cost of flood restoration services?
The national average for the mitigation (dry-out) portion of restoration is $2,700. It’s impossible to predict what your loss will cost without seeing the property firsthand, so give us a call for an accurate estimate!
Can I cleanup the water myself?
People try this all the time, and most usually call us after they’ve hauled their 50th load of water out of the house in their wet vac because of sheer exhaustion. The people that continue to do it themselves are not usually rewarded for their efforts. In fact, they usually cause more problems than they had originally. The challenge with a wet home is 1) finding the moisture and 2) removing it quickly and thoroughly before mold sets in.
Finding moisture isn’t something you can do by touch or feel. It must be done using advanced equipment. We have equipment that can accurately determine moisture levels at and below the surface as well as equipment that allows you to see the moisture spots. Without these instruments, you’re simply flying blind during the drying phase because you have now idea what is wet and needs to be dried.
And when it comes to drying, it’s not something you can do by plugging in a bunch of fans. Rapid structural drying is an exact science that requires a multitude of different drying systems as well as a clear understanding of what methods must be used in what situations to ensure the right outcome. If you think you can just blow some fans, be prepared to find water damage in areas of your home that we previously dry. That’s called ‘secondary water damage’ and it happens when you evaporate moisture but don’t capture the moisture and it simply travels to another area of your property. And don’t forget about mold…if moisture levels aren’t reduced to safe levels immediately, you’re going to get mold!
Can I save my wood floors?
If you have beautiful wood floors in your home, watching them sit under standing water can be difficult to stomach. Water permeates the wood itself and traps within the planks and in the subfloor. Despite that, if we get to them fast enough after the flooding, we can usually save them. We use moisture extraction systems that utilize mats and hoses that are placed strategically throughout the floors and can actually extract the excess moisture.
But wood floors can also be tricky because over-drying them can create gaps between the planks and destroy them entirely. It’s why they must watched continuously and moisture readings must be taken on a constant basis. Just the right amount of drying ensure no cupping or warping, but it’s something even experienced flooding companies don’t always do properly!
What will need to be removed & replaced?
There are certain protocols that must be followed when determining what can be dried, cleaned and sanitized and what must be removed and completely replaced. Most importantly, the category of the water, which is determined by the level of toxicity and the likelihood of it causing you to get sick. If you have a sewage backup, any carpeting, pad or other porous surfaces that were affected will need to be removed. Likewise, if the water passed over the ground outside before coming into your home, soaked items will need to be replaced.
But generally speaking, within our industry it is most cost-effective to dry areas than to tear them out and replace them. That means that our goal is to be able to do that and as described above, if it can be dried in place, we make sure it is!
